Yes. If you already have a buyer, seller, or agreed deal, you can still request conveyancing support from CBA Real Estate. Our team can assist with the transaction coordination, required documents, NOC guidance, payment preparation, trustee office steps, and communication between the parties until transfer completion.
CBA Real Estate charges AED 2,625 including VAT for conveyancing support. This fee applies to buyer-side or seller-side conveyancing support, depending on the service required and the agreed scope. Government fees, trustee fees, DLD fees, developer NOC charges, mortgage fees, bank charges, agency commission, and any third-party costs are separate.
The AED 2,625 including VAT fee applies per conveyancing service side, whether buyer-side support or seller-side support. If both buyer and seller request separate support, the fee may apply separately to each side unless otherwise agreed in writing.
For a standard property sale, the required documents usually include Emirates ID for UAE residents, valid passport for non-resident foreigners, property ownership details, and a developer e-NOC for freehold areas where required. Additional documents may be needed if the property is mortgaged, owned by a company, represented by power of attorney, or linked to special transfer conditions.
An e-NOC is a no-objection certificate from the developer or management company confirming that the property can proceed toward transfer. It is commonly required in freehold areas before the final Dubai Land Department transfer. CBA Real Estate can help guide the buyer and seller on the NOC steps and required follow-up.
The final trustee office transfer can be completed quickly once all documents, payments, approvals, and parties are ready. However, the full transaction timeline may take longer if the deal involves a mortgage, developer NOC, liability letter, mortgage release, buyer financing, missing documents, or power of attorney verification.
If the seller’s property is mortgaged, the process requires bank coordination, a liability letter, manager cheques, mortgage release steps, and then final sale registration. This type of transaction needs careful coordination because the seller’s outstanding bank liability must be settled before or during the transfer process.
For a mortgaged property sale, manager cheques may be required for the bank or developer liability amount, the seller’s remaining balance if any, and Dubai Land Department fees. The exact cheque structure depends on the mortgage status, bank instructions, sale price, and trustee office requirements.
For a standard property sale, Dubai Land Department lists 2% of the sale value from the seller and 2% from the buyer, along with additional title deed, map, knowledge, innovation, and service partner fees. In practice, the parties should confirm the exact payment responsibility in the sale agreement before transfer.
DLD lists service partner fees for sale registration at AED 4,000 plus VAT when the sale value is AED 500,000 or more, and AED 2,000 plus VAT when the sale value is less than AED 500,000. These are separate from CBA’s conveyancing support fee.
